The Clients Goal:

The client owned a large residentially zoned lot that already contained 45 housing units. While the site had ample space and strong potential for additional development, zoning regulations did not allow new multi-family buildings. The challenge was to find a way to responsibly increase density with an additional 24 units while working within a regulatory framework that discouraged this type of project. At the same time, the neighborhood was in need of positive investment and more housing options, making this project both an opportunity and a puzzle to solve.

Our Solution:

Our approach began with a careful review of the existing site conditions, zoning codes, and the historical precedent of the property already containing 45 units. We worked strategically to demonstrate how the addition of 24 thoughtfully designed units could be achieved while respecting the scale of the neighborhood and meeting community needs. The new construction is designed to blend seamlessly with the existing context, with attention to site layout, parking, and green space to ensure livability for all residents. By navigating the zoning challenges with precision and designing efficient, high-quality units, we were able to unlock the potential of the site and create much-needed housing that supports both the client’s goals and the broader revitalization of the area. The project is currently seeking initial approvals from the Zoning and Planning boards.
