Manchester Mill Adaptive Reuse

The Clients Goal:
This project involved the adaptive reuse of a historic mill building in Manchester, New Hampshire, a structure with a long history of manufacturing and industrial use. The specific unit had been left vacant, offering opportunity but also constraints tied to the building’s historic fabric. The client’s goal was to transform this former industrial space into 10 luxury residential apartments while preserving the character that makes mill buildings so unique. The challenge was to introduce modern living standards, amenities, and code compliance without altering the exterior façade or stripping away the raw materials and structure that define the building’s identity.
Our Solution:
Our approach focused on preserving and celebrating the building’s historic character while carefully integrating new residential use. The exterior façade was left untouched, maintaining the building’s presence within the historic mill district. Inside, we worked with the existing structure and materials, retaining elements such as exposed brick, heavy timber framing, and original industrial features wherever possible. The floor plan was thoughtfully reconfigured to accommodate 10 luxury apartments, each designed to highlight these historic elements while providing modern kitchens, bathrooms, and living spaces. By balancing preservation with strategic intervention, we created a collection of refined residences that honor the building’s past while supporting its next chapter.
